ProTitle, Co. offers a Pre-Foreclosure report that is intended to give a foreclosure attorney or lender a picture of what matters are associated with the property. The following will be included in the report:

• Two owner search

• Vesting information, including a copy of the current vesting deed

• Unsatisfied mortgages and deeds of trust

• Bankruptcy Search (borrower only)

• Judgments filed as a lien

• Federal tax liens

• Pending lawsuits that have been filed within the land records

• Tax information, including where payments should be made

• Assignments, including where notices should be sent

• Provide copies of all open items

• Information pertaining to the sale or part of the subject property "outsale"

• Probate matters that currently affect the subject property

• UCC's affecting the subject property
